Full description:
The villa was completed in 2003 with upgraded quality fittings throughout and has the benefit of permanently unobstructed sea and mountain views from every room in the house. The surrounding area is completed and there is no chance of blocking your views with surprise new buildings or for living for years on a building site. Those of you who know the country will be very familiar with this hazard!
The windows are not overlooked so there is real privacy.
The house is fully double glazed with air conditioning throughout and ceiling fans in the living room and bedrooms. The air conditioning units also supply hot air in the winter should you require it, along with a living flame gas fire. There is provision for central heating. There is a satellite dish so all English TV channels can be obtained.
All windows have been fitted with flyscreens.
Downstairs there is an open plan living/dining area both having patio doors to the front veranda leading to the swimming pool. There is an attractive stone fireplace complete with living flame gas fire.
The kitchen designed according to Feng Shui philosophy is fully fitted. All worktops are finished in solid African black granite with storage cupboards above and below. Double white porcelain sinks and drainer. There is an additional tap for drinking water with a reverse osmosis pure water filtration system. There is a hot and cold mixer tap with a pull-out handset incorporating a spray. The Neff ceramic hob has a large black granite back panel and is fitted with extractor hood with filter and overhead lighting. The hob is complimented with a Neff hot air oven and there is also a built-in Neff microwave with stainless steel facia. A large combined fridge/freezer by Liebherr is finished in stainless steel and the dishwasher is by Bosch.
On the ground floor a hall with floor to ceiling cupboards leads to the third double bedroom, guest shower room and toilet and cream marble staircase. The shower room contains a pedestal wash-hand basin set in a vanity unit with mirrored cabinet mounted above. The shower cubicle is fully enclosed with a ceramic base and Pilkington safety glass doors.
Under the stairs is a large storage cupboard.
The extra large fully tiled bathroom leads off from the landing and contains a white suite with shower and large oval wash-hand basin set in a vanity unit. This is a relaxing and comfortable room looking out to the mountain backdrop of Peyia. There are wall fitted heated towel rails in both bathrooms.
From the master bedroom you look out to the Mediterranean and a double patio window leads to a large balcony with magnificent views.
The second bedroom, also a good size, has a large window with stunning views and patio doors lead onto the front balcony with views all the way to Paphos lighthouse and harbour. A glass door leads to the rear balcony, again with amazing views. A retractable ladder leads to the roof for access to the solar heating system, compressors for the air conditioning units and satellite dish.
You can chase the sun in the winter or the cool shade in the summer from these two west facing front, and east facing rear balconies. They also both look towards the south and are great places to relax.
The third bedroom on the ground floor is off the hall opposite the shower room. It overlooks a large patio area with access via patio doors.
All three bedrooms have fitted floor to ceiling wardrobes giving ample storage space.
The garden goes all around the house and includes a long tree lined driveway with covered area for three cars and parking in total for seven. Many well established specimen shrubs including oleanders and several bougainvilleas and fruit trees surround the house including oranges, lemons, plums, grapefruit, tangerines, limes and apples. There are many nice places to choose from for sitting or eating al fresco.
There are several outdoor taps and an automatic computerised watering system is in place.
Outside there is a large shed which houses the washing machine and where there is also plenty of storage space for tools, bicycles, etc.
The swimming pool was added in 2008 and is 9m x 4m including the roman steps. There is also an outdoor solar power shower and fully operational and equipped pool house.
The exterior of the house was painted in 2009 by Protex. Their system is 20 times thicker than conventional paint and offers maximum protection against the elements and against damp and mould (which is a problem here in Cyprus) and is guaranteed for 10 years.
Peyia is situated at the edge of the Akamas peninsular only a 30 minute drive from Paphos Airport. Here you can enjoy rural tranquillity yet you are close to the traditional village and only a 15 minute drive from Paphos with its unlimited shopping and entertainment options. Here you will find many familiar names eg Marks and Spencer, Debenhams, Mothercare.
A five minute drive leads to the beautiful Coral Bay with its two sandy beaches. Hotels nearby include various facilities open to non-residents including gymnasiums, tennis clubs and aquarobics. There is a UK citizens club nearby and a new bowling club.
Also within a few minutes? drive are the spectacular Sea Caves and the quaint fishing harbour of Agios Georgios. An hour's drive takes you to the Troodos mountains where there is a wealth of beautiful scenery. The Akamas is a conservation area where at certain times the sea turtles come and lay their eggs at Lara Beach. In this area there are many nature trails to explore.
This villa is only a five minute drive from the new multi-million euro marina location, which, when completed will enhance the value of properties in the area.
